Landlords have many demands on their time and are not always available to handle the day to day matters concerning their property. 
Full property management is a straight forward and economic way to ensure the smooth running of the tenancy, while protecting your investment.
Lion lettings will oversee the management of the property from the very beginning, securing high quality tenants to completing the final inspection at the termination of the lease, ensuring trouble free lettings for the landlord.

  1. Initial Visit
    We will meet with you at your property in order to establish your particular circumstances and requirements, discuss our service in detail and agree a marketable rental value. This service is provided free of charge and without any obligation.
  2. Marketing
    Successful marketing is the key to successful returns. Our comprehensive marketing package includes, full colour particulars, To Let board, press advertising where instructed, inclusion on our own website, daft.ie and myhome.ie websites. We have also established relationships with businesses and relocation agents whose employees and clients require accommodation in Dublin.
  3. Viewings
    Prospective tenants are accompanied on viewings at all times. If you or your current tenants occupy the property, viewings will be conducted strictly by appointment only.
  4. Deposits
    We will take a security deposit from your tenant, equivalent to one calendar month's rent. We will return this to your tenant at the end of a tenancy once we are satisfied all outstanding bills are paid, any damages or breakages repaired or replaced and any necessary cleaning carried out.

    Lion Lettings shares your concern that your tenants should be reliable. We carry out thorough checks to establish the reliability of your tenants:
  6. Inventory
    Prior to tenancy commencement we will visit your property and prepare an inventory. This is vital to help maintain the condition of your property. Meter readings for gas and electricity are recorded at check-in, and we will advise the appropriate utility companies.
  7. Lease Agreement
    Our detailed tenancy agreement can be tailored to the individual requirements     and circumstances of both landlord and tenant. Our experience and knowledge enables us to prepare bespoke tenancy agreements accordingly.
  8. Maintenance
    We have a full compliment of reliable and skilled contractors to remedy whatever    problem may arise in your property. We will not carry out any works to a greater value of €100 (or a lower figure by prior agreement) without first referring to you for approval.
  9. Rent Collection & Accounting  
    We collect rental funds from your tenants and send you a detailed statement at the end of each month. Funds are then paid directly into your nominated bank account.

Can I use Lion Lettings Property Management without letting my property through Lion Lettings?

Yes, you can just use Lion Lettings Property Management service, even if your home is not rented through Lion Lettings.
